Use consistent fields
Compare the same items across your candidate files: location, parcel reference, acreage, documented price basis, access, zoning and unresolved questions. Avoid combining assessed values and asking prices as if they were identical.
Keep the provenance
A value entered by a member is an input, not an independent valuation. Save the source and date alongside it. Update the comparison when the underlying evidence changes.
Let unknown stay unknown
Blank acreage should not become zero. An unresearched lien status should not become “clear.” A comparison is more useful when it shows what still needs work.
Turn comparison into action
Choose the next source to check for each parcel and use reminders to revisit it. A watchlist is a way to organize attention; it is not proof of an investment opportunity.
Verify the current source and applicable local requirements before acting.
