Start with identity
Write down the address, county, state and parcel identifier. An address is a starting point, not a legal description. Compare the assessor’s parcel reference with the recorded document and note any mismatch before continuing.
Build a source trail
Open a separate record for each source you use. Save the office name, document or instrument reference, link, date checked and what the source actually says. Distinguish a missing result from a verified absence. An empty search result does not establish that there are no liens.
Separate facts from questions
Use three buckets: documented information, member-entered observations and unresolved questions. Keep estimated values separate from sale prices and assessed values. AcreNexa stores your work; it does not certify your findings.
Finish with a next action
Choose one useful step: request a deed, check the tax ledger, contact zoning staff or arrange title review. A good file makes the next decision clear even when the answer is “we do not know yet.”
Verify the current source and applicable local requirements before acting.
