Get the current official notice
Start with the responsible county or tax office. Record the sale date, property identifier, case reference, terms and the date you checked them. A listing can change or be withdrawn.
Build a questions list
Ask the responsible office and qualified counsel about eligibility, payment deadlines, the type of interest offered, remaining interests, possession, redemption where applicable and any required process after sale. Answers vary by jurisdiction and transaction.
Model the complete cost
Use your own documented assumptions for bid, taxes, title work, recording, legal review, access and repairs. Keep an allowance for unknowns. A low advertised starting amount does not establish total acquisition cost.
Do not bid on an unexplained file
An auction is not a substitute for due diligence. If you cannot identify the parcel, understand the terms or resolve a material title question, pause the transaction and obtain appropriate help.
Verify the current source and applicable local requirements before acting.
